House (1750) in the centre of one of the most charming Loire wine villages

Price: € 227.500,= | Reference: 490936 | Contact with the owner!..
Recently restored house (approx. 1750) in the heart of a small (1,300 inhabitants) village on the pilgrimage to Santiago de Compostela and also part of the route des vignobles (The village has its own wine appellation. A nice book about the region is: The Most Beautiful Villages of the Loire by Hugh Palmer and Jeff Bentley)
Conveniently located in Maine-et-Loire, by car about 20 min. from Saumur, 45 min. from Angers and 1 hour from Tours and by TGV just less than 2 hours from Paris. It is sold 'turn key' with all its furnishings, ready to move in.

Ground floor
Large but very cozy space that can be used as a family room/den, office space and/or guest room. The walls in this room are of exposed tuffeau stone that has been cleaned and restored. Hallway with stairs down into the wine cave. Laundry area followed by a kitchenette. Stairway to the first floor. Guest bathroom and a wardrobe/store room and another closed storage area. Access to the patio.

First floor
Large gourmet kitchen with high-end, brand new appliances, triple bowl kitchen sink, bar, breakfast nook and a large pantry closet. The kitchen has a set of double doors which offers the option to build an open or enclosed veranda. A set of double doors gives access to the living/dining room with exposed original wooden beam in the center of the ceiling. High ceilings, beautiful windows and the use of light colors give this room its warm atmosphere.

Second floor
A wooden stairway leads to the second floor. The landing area is a nice hallway with partially exposed tuffeau walls. Master bedroom with bookcases and a small window with view over the gardens on the back. Spacious dressing area. Master bathroom with a special vanity counter, access to the toilet with Arabian shower and a very large shower room with double shower heads and a small build-in seat.

Patio/court
At the back of the house is an enclosed patio with a former ‘outhouse’. The patio (about 8x3 meters) has been cleaned out, but could use a little bit of upgrading to make it a pleasant sitting area.

Furnishings
All blinds and curtains are included in the asking price. Owner is willing to sell this house furnished at an additional price, which is to be negotiated separately.

General
Very recent complete two-year renovation. All materials used are of excellent quality and all the work has been done by professionals according to the French quality standards. All rooms have brand new electrical heaters and for warm water there is on the ground floor a 300 liter water heater. All windows are new and with double glass. The house is equipped with satellite TV, phone and internet.

The plot size is 92 m2 or 990 sq. feet and the living surface is about 150 m2 or 1,614 square feet.

The house is offered for sale because of unexpected international relocation.
